Moving to Tyler, TX? Here's Your Relocation Checklist (From a Local Property Team) 


If Tyler, Texas is on your short list — or you've already committed to the move — this checklist walks you through what to do, when to do it, and what most newcomers don't think about until they've already arrived. 


We put this together from our experience managing rental properties across Tyler and East Texas. These are the things our new tenants tell us they wish they'd known before moving day. 


8–12 Weeks Before Your Move 


1. Lock down your housing early. 


Tyler's rental market has a warm temperature according to Zillow, meaning demand is active. Start your search at least two months out. Cintra Realty Group lists available rentals across Tyler, Flint, Bullard, Whitehouse, Lindale, Longview, and other East Texas communities.

2. Set your budget — and be realistic about utilities and gas. 


Tyler's overall cost of living is about 7% below the national average, but utilities run 4–8% above average — primarily because of summer electricity costs. Budget around $230/month for energy.

Also factor in current gas prices. As of late March 2026, the Iran conflict has pushed the Texas statewide average to $3.61/gallon, with Tyler tracking around $3.50–$3.60/gallon. AAA Texas estimates prices could approach $4/gallon nationally if crude oil remains elevated. Before the conflict began in late February, Tyler drivers were paying closer to $2.50–$2.60/gallon — so this is a temporary spike, but it's worth building into your budget for now.

The silver lining: Tyler's average commute is about 20 minutes — well below the national average and significantly shorter than Dallas (30+ minutes). Fewer miles driven means fewer gallons burned, even at elevated prices.

3. Research your commute. 


If you're working at UT Health East Texas, CHRISTUS Trinity Mother Frances, or other major employers along the South Broadway/medical corridor, neighborhoods like Southeast Tyler and Midtown Tyler offer short drives. East Tyler and the Flint corridor are also within easy reach.

4–8 Weeks Before Your Move 


4. Gather your rental application documents. 


Most professionally managed properties in Tyler will ask for proof of income (pay stubs or offer letter), a valid photo ID, rental history or references, and authorization for a credit and background check. Having these in hand before touring saves significant time.

5. Set up utilities and internet. 


Electricity in Tyler is deregulated, meaning you can choose your provider. Popular options include TXU Energy, Reliant, and Direct Energy. Internet providers serving most Tyler neighborhoods include Optimum (formerly Suddenlink), AT&T, and select fiber options in newer developments. 


6. If you have kids, research school districts. 


Tyler ISD is the primary district for the city, but depending on where you rent, you may fall into Whitehouse ISD, Bullard ISD, Lindale ISD, or Chapel Hill ISD — all of which draw families from the surrounding area. Confirm which district your rental address falls under before signing a lease. 


2–4 Weeks Before Your Move 


7. Update your address everywhere. 


Texas requires a new driver's license within 90 days of establishing residency. The Smith County Tax Office on South Broadway handles vehicle registration. Update your mailing address with USPS, your employer, your bank, and your insurance providers. 


8. Get familiar with the healthcare system. 


Tyler's healthcare infrastructure is among the strongest in East Texas, with UT Health East Texas and CHRISTUS Trinity Mother Frances as the two major systems. Together they employ over 9,500 people and serve a multi-county region. The UT Tyler School of Medicine — the first medical school in East Texas — is now training physicians locally.

Moving Week & After You Arrive 


9. Prepare for the climate. 


Tyler has a humid subtropical climate with hot summers and mild winters. Summer temperatures regularly hit 95–100°F+ and can persist into September. Make sure your rental has a functioning HVAC system — and ask about the AC maintenance schedule before signing your lease. 


10. Get connected locally. 


Tyler offers more than you'd expect: the Caldwell Zoo, Tyler State Park, the Tyler Rose Garden (home of the Texas Rose Festival), a growing downtown restaurant scene, and a community calendar full of events. Growth along South Broadway, Old Jacksonville Highway, and the West Loop (including the new Bellwood mixed-use development) is adding new dining, shopping, and entertainment options at a steady clip.

11. Know your tenant rights and resources.
